Guys! How is it already OCTOBER?! 


Happy Canadian Thanksgiving! The MBD team hopes everyone had a safe and healthy celebration with their families. I can still smell the apple crisp and pumpkin pie in the oven. Does anyone else love this time of year?! Trips to the apple orchard look a little different this year, but quality time with our families has never been better! We have a lot to be thankful for!

How is everyone doing? Since I shared with you last, the MBD team has been working away on many new projects you guys are going to love. Be sure to stick around, you will not want to miss this! 

This month we are SO excited to reveal a recent project with you all! Project Niagara is such a good one!! This Newmarket home was a farmhouse originally built in the early 1900s. The scope of this project was huge; gutting the entire home to the bones and reconstructing a new beautiful home for our clients. An addition also offered our clients the master bedroom and ensuite of their dreams! We even showed a little - okay - a whole lot of love to the exterior of the home. This is a home for family fun and serious weekend relaxation!

Doesn't this home just have the best curb appeal?! For the exterior, we kept the existing peaked roofline of the original farmhouse. The steel roof, black trim windows, and front door pop against the white siding. The exterior of this home will never go out of style. That's the power of good old black and white! We LOVE! 
Come on in! The classic black and white scheme flows into the foyer and creates the perfect amount of contrast in the space. Look at that inlay tile right at the front door, swoon-worthy! Talk about making a good first impression! We wanted to honour the original home by redesigning it in a modern farmhouse style. In the foyer, we did this by incorporating an antique console table decorated with sleek vases and some greenery. 
Now, this living room is ready for family movie nights and Sunday snuggles! The fireplace brings in a modern farmhouse style with large stonework and barn wood mantel create the perfect focal point. We decided to flank the fireplace with some built-in benches to offer additional seating to the space for entertaining or curling up with a book by the fireplace. Framing out the large windows emphasized the high ceilings and the natural light that floods the room. Adding the mirrors in this space also bounces around the natural light which is the best kind of lighting! Don't forget about those cool antique looking mirrors, aren't they stunning!! 
Next up is the kitchen. We'll give you a minute to take it all in because WOW this one is a beauty! This kitchen is the definition of timeless, as is the rest of the home. We absolutely love the simplicity of the putty cabinetry colour and the custom tinted concrete countertops and backsplash. The black hardware, lighting, and range create some contrast in the space and give it some depth. We love a good open shelving situation, don't you?! These open shelves were styled to perfection and tied in more of the modern/vintage mix.
Turning around to the dining area, this space is complete with a harvest table and an assortment of black dining chairs. It's chic and Eco friendly just like the homeowners. We were thrilled to reuse this original door as the new pantry door. We love to keep the original character and intention of the house intact and sprinkled through a new renovation whenever possible. 
The powder room is a custom cabinetry dream brought to life! We are still drooling over this custom vanity we designed. The modern farmhouse style is brought into the space with the black and white patterned flooring. 
Moving on to the mudroom and laundry room. The flooring in this space is a brick tile and adds a lot of character to the space. I dare you to spot dirt on this floor... dare you. You can't !! That's what makes it the perfect flooring in a busy family home. Optimizing storage in both a laundry room and a mudroom is so crucial for the space to be functional!
Follow me upstairs and check out the kids' bathroom. We carried the black and white colour pallet into this space and can we say one more time, it's timeless! The white penny tile floor with black grout makes the floors pop! Plus it hides any dirt as all know white grout never quite stays white does it? This bathroom encourages teeth brushing, flossing and long showers for squeaky clean kiddos.
This girls room is just the cutest! Wouldn't any little girl want to sleep beneath a wildflower wall?!
A sweet bedroom for a sweet boy. This room is well equipped for a weekend of creative play on the soft rug. 
On to the master bedroom, this space is a true place of comfort for our homeowners. We love that they start and end their day with their favourite memories flooding the room. The natural light is framed by neutral tone drapery which also closes out the world for a restful sleep.
Last but certainly not least, the master ensuite is the homeowner's oasis. We love that this room honoured the original farmhouse home with the clawfoot tub, black and white flooring, and vintage sideboard we had converted into a vanity with a concrete top.
That concludes the tour! Project Niagara was such a treat for us, and we are so happy with how it all turned out. Watching a project come to life from the ground up is the most rewarding thing to see.
